2. INCLUDED SERVICES IN YOUR STAY AT 16Tulum
Your reservation at 16Tulum includes a seamless, fully serviced experience with the following exclusive amenities:
✔ Dedicated Travel Experimental Expert – A personal concierge to organize your stay and craft a tailor-made trip itinerary.
✔ Luxury Villa Rental – Exclusive accommodation for up to 18 guests, offering privacy and comfort in a stunning Tulum setting.
✔ Full-Time Private Chef Services – A professional chef available 8 hours per day to prepare three gourmet meals per day for up to 18 guests.
✔ Daily Cleaning – Housekeeping service to ensure a pristine and refreshed environment throughout your stay.
✔ 24/7 Security & Maintenance Support – A dedicated staff member lives in a separate unit on-site to provide emergency assistance and ensure your safety at all times.
Full-Day Chef Service (8 hours) – Breakfast, Lunch & Dinner for up to 18 guests
✔ Service Hours: 8:00 AM – 8:00 PM (maximum 8 hours per day).
✔ Covers: Breakfast, Lunch & Dinner prepared fresh daily.
✔ Extended Service: Late meals or extended hours are subject to additional charges.
Gourmet Ingredients & Premium Shopping Service
✔ Ingredient Costs: Not included in the villa rental. Expect a range of $30 to $50 per person per day, depending on menu selections.
✔ Shopping Service: Let us handle all food & beverage shopping for your stay.
✔ Deposit & Service Fee: A deposit is required, with a 20% service fee applied to the total ingredient cost.
✔ Invoice & Payment: Once your selections are confirmed, we’ll send an invoice and request a deposit for ingredients.
Optional Services (Additional Fees Apply):
✔ Customized Experiences & Excursions – Yacht charters, private tours, cultural experiences, and more.
✔ Spa & Wellness Treatments – Private massages, yoga sessions, and wellness programs.
✔ Special Event Planning – Bespoke events, including weddings, birthdays, and celebrations.
🚨 Payment for all additional services must be made prior to booking through our exclusive Travel Experimental partner. No third-party service providers are allowed.
3. RATES, OCCUPANCY & CHECK-IN POLICIES
✔ Base Rate: The villa rental fee covers up to 18 guests. No additional guests are permitted.
✔ Maximum Occupancy: 18 guests. All guests must be registered at check-in with a valid ID.
✔ Check-in: 5:00 PM | Check-out: 10:00 AM. Late check-outs may incur additional fees.
✔ Guest Count Compliance: Management will monitor occupancy throughout your stay. Unauthorized guests may result in immediate eviction without refund.
4. PAYMENT TERMS
✔ Payments are exclusively accepted via bank transfer.
✔ All payments are non-refundable, without exception.
✔ The booking is confirmed only after full payment is received.
✔ Any additional services must be paid in full prior to booking through Travel Experimental’s exclusive partner.
🚨 By making a payment, you agree that no chargebacks, disputes, or refunds will be issued.
5. DAMAGE DEPOSIT & LIABILITY
✔ A refundable security deposit is required prior to check-in. This deposit covers:
• Potential damages to the property.
• Unpaid services.
• Non-compliance with house rules.
✔ If damages exceed the security deposit amount, guests are responsible for covering the full repair or replacement cost. Any outstanding amounts must be paid within 48 hours of notification.
🚨 Failure to pay additional damage costs may result in legal action under Mexican law.
✔ Smoking indoors results in a $500 USD penalty per room.
✔ Broken glass in the pool requires full draining and cleaning costs.
6. GENERAL VILLA RULES & SAFETY REGULATIONS
✔ Quiet Hours: 11 PM – 7 AM to respect the surrounding environment.
✔ Smoking: Prohibited inside the villa. Allowed only in designated outdoor areas.
✔ Pets: Not permitted.
✔ External Service Providers: All services must be booked through our concierge. External providers are strictly prohibited.
✔ Security Staff Rights: The on-site staff has the right to enforce compliance with house rules. Guests failing to adhere may be removed from the property without a refund.
🚨 Security cameras monitor exterior areas for safety reasons.
7. EVENTS, PARTIES & NOISE CONTROL
✔ Event Policy: Requires written approval, an event contract, and an event fee.
✔ Noise Restrictions: Music and events must end by 11 PM unless an extended permit is granted.
✔ Unauthorized Events: Non-compliance results in forfeiture of deposit and immediate eviction without refund.
🚨 Unauthorized parties or excessive noise may result in immediate termination of the stay without refund.
8. LIABILITY & SAFETY
✔ Liability Waiver: Guests waive any claims against 16Tulum, its owners, agents, and employees for:
• Loss of property
• Personal injury or death during their stay.
✔ Parking: Guests park at their own risk. 16Tulum is not responsible for theft or damage.
✔ Weather & Power Outages: Due to Tulum’s remote location, occasional disruptions may occur. A generator is available for essential services.
✔ Hurricane Policy: If a named hurricane directly impacts the villa, reservations may be rescheduled within one year, subject to availability.
✔ Illegal Activities: Drug use or other illegal activities will result in immediate eviction without refund and loss of deposit.
✔ Valuables: Guests are responsible for securing personal belongings.
🚨 Mexican authorities will be notified of any illegal activity on the premises.
